Rental Requirements

Thank you for considering our rental properties. We look forward to receiving your Rental Application.

Please review the following steps before completing your application.

  1. Please complete ALL sections of your application. Include correct phone numbers and names for all contacts for the last two years.
  2. Don't forget to SIGN your application.
  3. Each adult 18 years or older must complete a separate application.
  4. Income must be verifiable and legal. Please supply contact information for your employers human resource department or your direct supervisor.
  5. Please supply a copy of your valid photo identification with your application, (drivers license, state identification, military identification, passport, etc.).

Please note the basics of our rental criteria.

Until a lease agreement has been signed, it is likely that other applicant's are being considered for this property. Kraft Property Management will make our decision based on the strength of credit, income, employment, and rental reference of applicants, and select the MOST QUALIFIED applicant from the pool. Application fees will not be returned for incomplete applications or cancellation of applications or if your application was denied. Please allow 5 to 7 business days for application processing.

REQUIREMENTS FOR LEASING OR RENTING A PROPERTY:

  • All of our properties have a NO CATS and NO SMOKING ON PREMESIS policy!!!
  • NO EVICTIONS AT ANYTIME in your past history- application will be denied
  • NO Open Tax Liens or Un-discharged Bankruptcies-application will be denied
  • Must be 18 years or older (unless emancipated minor rules applies for under 18)
  • Each occupant 18 years or older must FULLY COMPLETE their own application
  • Current combined incomes must be at least 3 times the monthly rent
  • Must provide legal and verifiable proof for all sources of income
  • Verifiable rental history for at least one year with minimal or no late rent payments or outstanding balances
  • GOOD CREDIT- We look at transactions AND scores
  • Maximum of 2 persons per bedroom plus one additional person
  • Not all properties accept Co-signers…No co-signers accepted for Rentals with over $1900.00/mo Rent
  • All move-in costs must be paid prior to occupancy with a cashier's check or money order only
  • Must provide proof of renter's insurance prior to occupancy
  • Must provide account #'s for utilities, such as Electricity and Gas, prior to occupancy

APPLICATION REQUIREMENTS: Applications will NOT be considered COMPLETE until applicants have viewed the property AND we have received a COMPLETED application packet from each applicant containing all documents noted below. A "completed" application is defined as follows: A thoroughly completed online application or thoroughly completed Page 1 and 2 of the Application to Rent form. The application MUST include both current and previous employment and rental history along with from and thru dates, and employer and landlords names and contact information. Also, the application's Terms of Agreement must be read, acknowledged and signed by each applicant.

  • Each applicant must turn in all the required documents together in one complete packet (please no originals, no phone pictures, all documents must be submitted in a pdf format)
  • Copy of California Driver's License or Government issued photo ID
  • Copy of Social Security Card
  • Proof of income from employer- 3 MONTHS' OF MOST CURRENT pay stubs (i.e. weekly payroll = 12 pay stubs and/or monthly itemized bank statements documenting monthly deposits
  • Proof of Employment, if you have been employed for less than 3 months- A Letter of Employment from your employer on company letterhead documenting begin date of employment, terms of employment, and monthly salary
  • Proof of Self Employment- Most current 2 years of tax returns, current year monthly itemized bank statements for business and personal accounts, and Profit & Loss Report for current year
  • Other legal and verifiable proof of income-must provide legal letter from income source (e.g. child support, salary, parental support, etc.) and current 3 months itemized monthly bank statements documenting deposits into account
